The ORR accommodation comprises a large , 480 square feet, open plan ground floor containing a modern well equipped kitchen , family dining area and spacious lounge featuring an open fireplace.
The compact but well appointed ground floor bathroom offers a white ceramic suite and features a modern ‘slipper style’ roll top bath.
A traditional wooden staircase takes you to the 1st floor where you find 3 comfortable & substantial bedrooms and a modern shower room all accessed from a spacious and light filled landing.
This Victorian property benefits from the modern comforts of gas fired central heating, on demand hot water & contemporary lighting whilst emphasizing the historic architectural features of the exposed wooden beams in each bedroom, imposing red/white brick fireplace, stripped 1st floor boards and pammet/brick floor in the main living area. This is further enhanced by the full height feature glass block wall bringing light to the landing and shower room and traditional Suffolk style doors and latches.
We have recently installed a dedicated wi-fi hub for the ORR's guests , it is simple to use and log-in, it protects the users data and is MOST importantly FREE.

The galley style kitchen houses plentiful storage space for all your groceries in the wall units and is stocked with some basic necessities for your comfort and use on arrival. The painted base units house a fridge, freezer, Neff electric oven, Ceramic hob and extractor, dishwasher, deep butler sink and washing machine. The solid oak worktop is complemented with oak doorknobs and illuminated by concealed lighting. Additionally a microwave and full sized freezer are available positioned adjacent to the Dining area.The Kitchen is stocked with all the necessary utensils and features good quality knives and pans to make cooking a pleasure not a chore.
Heating and hot water is instantaeous from our new high efficiency gas combination boiler.
A solid pine refectory table with matching benches and chairs comfortably sits 8 people and is complemented with a matching pine dresser containing tableware.
Aside from the welcoming open brick fireplace, the Lounge offers two modern leather 2 seater and one 3 seater sofas, lazy boy style leather chair, occasional chairs including a Rocking Chair. The entertainment options include a 42" Plasma widescreen Digital HDTV with freeview and Blue-Ray DVD player. The owner’s personal DVD library is available for guests use. There is a Radio/CD player with a small number of CD’s supplied.

On the literary front the ORR is stocked with a number of reading books in various genres and a topical mix of magazines which guests are welcome to use , borrow and swap during their stay. A small selection of family games is also available and the Lounge offers a small writing/work table if required. If you plan to bring your pet a dog basket is also available.
Bathroom & Shower room
Both rooms feature modern white ceramic suites with both basins offering large illuminated mirrors. The slipper type roll-top bath in the bathroom is deep and luxurious for a lengthy soak while the shower cubicle offers waking refreshment with pumped water. All guests are supplied with towels for their stay.
The landing at the top of the stairs has a coat rack mounted above a radiator for drying wet coats/umbrella’s etc.
Each bedroom is equipped with traditional cast iron type bed-stead’s , modern sprung mattresses, fitted cotton sheets and duvets and solid wooden furniture providing ample storage. The Master Bedroom is of generous proportions & features a ‘Bedknobs and Broomsticks-style’ iron and brass double bed. Each of the 2 additional bedrooms features a small double (4ft wide bed ) and a large single ( 3ft wide bed ). On the 1st floor you can find an iron, ironing board and hairdryer supplied for guests use. A travel cot is also available upon request.
To the very rear of the ORR you will find a dedicated off-road parking space sufficient for 2 cars with a personnel light. A small gated patio/BBQ area with a barrel style BBQ overlooks the River Wren that usually varies between a small trickle and a gentle babble but can occasionally swell if a heavy downpour has occurred.
